Dubai Marina – The Revival Of A Big Project

Whoever said that the world is still reeling under the effect global recession should reorganize their thoughts! Of all the countries that were affected due to the economic slowdown that hit the world about 24 months ago, Dubai was one. The slump in the economy hit Dubai to a great extent. The country that was reaching depletion levels o the fossil fuels present in this region also had a lot of outstanding debts from many countries that had to be cleared. The most hit aspect was that of real estate. There were many projects like Dubai Marina and Burj Dubai that were under progress when the economy began to take a turn for worse. Those who were doubtful about the completion of these prestigious projects can now put a stop to their apprehensions. The successful opening of Burj Dubai, heralded good news for all the other projects including Dubai Marina which is now all set to launch 10,200 units by the year 2012 which is quite a huge commitment considering the fact that the economy has begun to show signs of recovering.

Dubai Marina is yet another man made project in Dubai after the most famous Palm Island. It is set over an area that covers 25 acres and will have many residential and commercial units.

Development of i-City enters 2nd phase this year

The second phase of I-Berhad’s integrated commercial development in Shah Alam, Selangor, is expected to kick off later this year, its top executive said. Chief executive officer Eu Hong Chew said the phase covering 3.64ha has a gross development value (GDV) of over RM150 million. It will offer between 300,000 sq ft and 400,000 sq ft of office space. The construction cost will be between RM30 million and RM40 million and completion is due in 2013. “The idea behind phase two will be to support (a) technopreneur campus concept,” Eu told reporters after a visit by former Prime Minister Tun Dr Mahathir Mohamad to i-City yesterday.

i-City is a 29ha RM2 billion project that boasts broadband speed of 20Mbps, with fibre optics network and a back-up power supply. The first phase, comprising 6.1ha of land with 500,000 sq ft of office space, is now 60 per cent occupied. I-Bhd plans to complete the Cybercentre office suites, also known as CityWalk South, during the second phase. It plans to build office towers and a one million sq ft shopping mall in future phases as well. According to Eu, i-City aims to attract Silicon Valley based companies that are looking to expand overseas.

Apart from i-City having a technologically advanced state-of-the-art infrastructure, the Selangor state government also will focus on other elements of the Silicon Valley-like ecosystem. This includes developing the entrepreneurial talent pool, organising programmes to connect entrepreneurs with venture capital partners and getting universities to play a higher level of support for industries. “They have the business model and technology but may not be relevant in this market. So, they are looking for joint venture partners to localise for them so that when they go for an initial public offering their value will be higher,” he said.

SCM Construction Progress

Major construction works at the SmartCity Malta site are swiftly moving ahead as the main structure of SCM01 is being carried out. In conjunction with this, the boulevard leading to SCM01 is also being contoured. The site-wide grading plan ensures the comfort of future SmartCity Malta business partners, by isolating construction work away from completed project phases. In this way noise and dust pollution is greatly reduced and health and safety measures are met.

The first phase of SmartCity Malta will be inaugurated later this year.

Dubai City Tower

Stretching its six intertwining building components into a tower 2.4 kilometres high, Dubai City Tower is expected to be the latest architectural vision to capture the attention of citizens. The ‘Vertical City’, as it is described, is an architect’s proposal that began circulating in emails and at a skycraper forum last week, but its origins are yet to be determined. The professional project pitch details 400 habitable stories, topped by a 400m energy-producing spire, making it 2.4km high. A “mile-high tower” in Jeddah has been planned by Kingdom Holdings, while Nakheel is building Al Burj, which, according to project sources, will have a final height of 1.28km, although the developer is keeping the details under wraps. But neither an architect nor a developer detailed on the plans for the Dubai City Tower. Major developers Emaar, Nakheel, Dubai Properties and Damac categorically denied to Khaleej Times any involvement or awareness of the project.
